No synthetic product has matched what real wood does to a room, and none of them can be refinished three times over fifty years. Hardwood remains the premium choice in Strongsville and Brunswick homes — but it is also the type with the strictest rules about where it can go and how it must be installed.

Solid hardwood is one piece of wood, typically 3/4 inch thick. It can be sanded and refinished four to six times, which is what gets a floor to eighty years. It also moves with humidity across its full thickness, so it must be nailed to a wood subfloor and cannot go over concrete or below grade.
Engineered hardwood is a real wood veneer over a cross-laminated plywood core. That core is what makes it dimensionally stable — the layers pull against each other and cancel out seasonal movement. It can be glued to a slab, floated, or nailed, and it tolerates conditions solid wood cannot. The tradeoff is the veneer: a thick 4mm wear layer refinishes once or twice, and a thin 0.6mm veneer cannot be refinished at all. Anyone selling engineered hardwood as strictly inferior is skipping that distinction, and it is the distinction that decides whether the floor is a 15-year floor or a 50-year one.
Interior relative humidity in a Northeast Ohio home can run near 60% in a humid August and drop under 25% in January once the furnace has been running for weeks. Wood responds to that by absorbing and releasing moisture, and it moves accordingly — expanding across the grain in summer, shrinking in winter.
This is normal and expected. Thin winter gaps between boards that close up by May are the floor doing what wood does, not a defect. What is not normal is cupping, crowning, or a permanently buckled board, and that comes from installing at the wrong moisture content or ignoring the expansion gap at the walls. Which leads to the step most rushed installations skip.
Wood delivered from a warehouse is not at the moisture content of your house. It has to sit inside the conditioned space, unboxed and stickered for airflow, until it reaches equilibrium — commonly several days, sometimes considerably longer if the house is new construction still drying out or if the material came in during a hard freeze.
We meter the wood and we meter the subfloor, and we install when the difference between them is within the manufacturer's tolerance — usually 2 to 4 percentage points. Installing a floor that is 4% wetter than the subfloor means every board will shrink after installation and you will have gaps that never close. Installing one that is too dry means the boards will swell and crush their own edges against each other, permanently. That damage shows up months later and cannot be sanded out.
Basements are the clearest no for solid wood. A concrete slab passes vapor continuously, even a dry-looking one, and there is no assembly that makes solid hardwood safe down there long term. Engineered wood over a properly tested slab with a vapor barrier is a legitimate option, and it is what we install when a client wants real wood on a lower level.
Full bathrooms and laundry rooms are the other no. It is not the occasional splash that kills a wood floor — it is a slow leak behind a toilet or a washer, unnoticed for weeks, that turns into black staining and cupping across half the room. LVT does that job without the risk, and there is no aesthetic reason to force wood into a space where the odds are against it.
Prefinished boards arrive with a factory-cured aluminum-oxide finish that is harder and more uniform than anything achievable on-site, and the floor is walkable the day it is installed. The visible tradeoff is a small bevel at every board edge, which reads as a defined line between boards and collects a little dust.
Site-finished floors are installed raw, then sanded flat and coated in place. The result is a completely smooth, seamless plane with no bevels, and you get to pick the exact stain color against your actual walls and light. It costs more, it means several days of sanding dust and finish odor, and the house needs to be empty during cure. Both are correct choices; they just suit different projects.
Sweep or vacuum regularly with a hard-floor setting — grit underfoot is what actually abrades a finish over time. Damp-mop with a cleaner made for wood finishes, never a wet mop, never steam, and never anything oil-based on a polyurethane finish. Felt pads on every furniture leg, and rugs at the doors where salt and grit come in during winter.
Sunlight will change the color of a wood floor. Oak ambers, cherry darkens significantly, and an area shaded by a rug for three years will not match the exposed floor around it when you move that rug. Rotating rugs occasionally spreads the change out. It is a characteristic of the material rather than a flaw, but it surprises people, so it is worth knowing going in.
Not solid hardwood — a concrete slab passes vapor and will eventually destroy it. Engineered hardwood over a moisture-tested slab with a proper vapor barrier is a real option. We test the slab first and quote any moisture mitigation separately before committing to the material.

It depends on your tolerance. Dog nails will scratch any wood finish, and a harder species like hickory or white oak with a matte, wire-brushed finish hides it far better than a glossy softer wood. If a pristine surface matters to you, LVP with a thick wear layer is the more honest recommendation.
